RENTAL AGREEMENT

 

1. CUSTOMERS

Only number of customers agreed by email is allowed in the apartment. If there is more we will charge amount equals to price of extrabeds needed from paid deposit.

2. PETS / SMOKING

Pets are not allowed in apartment unless agreed otherwise. Smoking is only allowed outdoors.Smoking in the apartmentt is strictly forbidden. If customer will disobey the rule he is obliged to compensate the cost of the cleaning or possible damage done to furniture or elsewere or odor disadvantage. Owner of the property will difine the amount of damage,

3. CLEANING

Cleaning before the arrival and departure is inc. to the price in short term rental/ Holiday rental. Customer is required to take care of the apartment in the time of staying and to leave the apartment in normal condition. If not, extra cleaning charged will be taken. From the extra charge additional cleaning can be done,

4. LIABILITY FOR DAMAGES

Customer is in charge of any damage done, or lost goods while staying in the apartment. Any damage must inform immediately. All damages will be repaired as soon as possible, within a reasonable time. If the client has not informed about the damage before departure, it will be repaired at the expense of the lessee by taking it from the deposit.
West wind rentals & propertes sl. or the owner of the property has not insured tenants or their property while staying in the apartment.

5. TERMS

The rent or possible other services, if not agreed otherwise will be paid to the bank account of West wind rentals & properteis sl. The rent inc. water and electricity if not agreed otherwise. In the case of abuse tenant is liable.

6. LEASE GUARANTEE

The tenant will pay lease guarantee / deposit tied to the total. This lease guarantee will be the booking fee and it will be paid at the reservation. Part from lease guarantee tenant will pay total amount of the rent before the arrival. The lease guarantee will be returned at the departure. If tenant has disobeyd responsabilities of taking care of the apartment can West wind rentals & properties sl. reserve part or total of the lease guarantee.

7. A CLAIM-RIGHT

If the apartment doesn t meet expectations is tenant obliged to notyfy immediately to West Wind Rentals sl. Also possible lack of cleaning . I case of tenant fails to inform , West Wind Rentals sl. is not responsible for any defects or omissions.

8. CANCELLATIONS

If rental agreement will cancelled, West wind rentals s.l has right to keep lease guarantee unless agreed otherwise. Cancellation will be allways deal with case by case. Basic rule, medical certificate must be seen which prevents flying.

9. FORCE MAJEURE

West wind rentals & properties sl. will not replace force majeure situations that would effect the rental.

10. SPELLING

West wind rentals & properties sl. will not be held responsible for mistakes of spellings, translations in other media.

11. GOOD TO KNOW

Apartment departure time is at 12.00 and arrival time to the apartment is at 17.00, if not agreed writing otherwise
The luggages can be stored at the Office if agreed earlier. Apartment needs to be in the same condition as on the arrival. Damages will be charged lease guarantee. Part from damage, also the work will be charged. If damage is bigger that lease guarantee, tenant will pay it anyway.
West wind rentals & properties sl.ei can not be held responsably of tenants belongins.

Lost keys will be charged 100eur. Opening the door after login we charge in Office hours (10-16.00) 40eur. out of Office hours 60eur.

All rental agreements needs to be agreed in writing. by email.
